In January, we were called to a two-story home in Cinco Ranch where a second-floor supply line failed while the family was on vacation. Water ran for an estimated 14 hours. Here's what we found — and how we brought the home back.

Day 1: Emergency extraction

We arrived within 45 minutes of the call. Standing water on both floors, saturated drywall throughout, and heavy ceiling damage in the kitchen from water dropping from the upstairs bathroom. First priority: extract standing water and set containment.

Days 2–5: Structural drying

22 air movers and 4 LGR dehumidifiers ran continuously. Moisture readings taken every 12 hours confirmed steady progress. Selective drywall cuts were made to dry wall cavities without full demolition where possible.

Days 6–8: Controlled demolition

Unsalvageable materials — the collapsed kitchen ceiling, saturated carpet pad, and lower cabinetry — were removed and disposed of following insurance protocol.

Days 9–11: Restoration

New drywall, texture, paint, flooring, and cabinetry installed. Final walk-through with the homeowner and insurance adjuster confirmed pre-loss condition. Total claim approved: $47,200.
